The london btr market report 2026
In collaboration with btr news
London’s Build-to-Rent (BTR) market is evolving rapidly, driven by steady investment, rising tenant expectations, and a growing focus on sustainability, wellbeing, and design excellence. As the sector matures, developers are being called to deliver more than just housing—they are shaping communities that reflect shifting lifestyle values, environmental responsibility, and design ambition.
The London BTR Market Report 2026, produced by AGC BTR, explores the trends, insights, and design strategies defining London’s BTR landscape. From rental premiums and resident satisfaction scores to wellness-focused amenities and sustainable design, it highlights how thoughtful, tenant-centric approaches are driving performance, loyalty, and long-term value. Our aim is to provide developers, investors, and industry stakeholders with actionable insights to inform the creation of spaces that not only meet market demand but also enhance resident experience and foster lasting community impact.
The UK build-to-rent (BTR) sector remained a strong area of investment in 2025, with £4.7 billion committed by the end of the year. This total sits around 23% above the long-term ten-year average, underlining sustained investor confidence and the sector’s position as a stable, income-generating asset class despite wider market pressures.

As London’s BTR sector continues to evolve, developers are being challenged to deliver far more than functional housing. Today’s developments must support modern lifestyles, prioritise sustainability, and create spaces where residents genuinely want to live and stay. At AGC BTR, we help bring those ambitions to life through thoughtfully designed, resident-focused interiors tailored to the needs of the rental market.
By combining design expertise with a practical understanding of resident expectations, we help developers create schemes that strengthen tenant satisfaction, support faster lease-up, and contribute to long-term asset value. From concept through to delivery, our team works closely with clients to ensure every space is considered, functional, and built for lasting impact.
We would also like to extend our sincere thanks to all of our contributors for sharing their insight, experience, and perspectives throughout this report. Their expertise has helped shape an important conversation around the future of BTR living. We invite you to explore the full report and join us as we continue discussing the ideas, challenges, and opportunities shaping the next generation of rental communities.
