NRLA LIVING: A NEW VOICE FOR BUILD TO RENT

REFLECTIONS FROM THE LAUNCH OF A NEW NETWORK BRINGING LANDLORD INSIGHT AND INSTITUTIONAL INTELLIGENCE TOGETHER

This month, Ian attended the launch event for NRLA Living, a new venture bringing together the National Residential Landlords Association and Bidwells. It's a development we think is genuinely worth the wider BTR industry paying attention to, and Ian has shared some reflections on what he took from the event and where he sees the opportunity for BTR going forward.

The event was framed around hearing from industry leaders on what's actually happening across the build to rent market right now, with a particular focus on BTR's contribution to urban regeneration. Guest speakers shared their take on where the sector is heading and what operators and investors should be doing today to stay ahead of the competition, and the calibre of people in the room said a lot about the appetite for this kind of conversation.

why this matters

BTR is growing up fast and has become one of the most active parts of the UK residential market. For AGC BTR, what stands out about NRLA Living is the combination behind it.

On one side, the NRLA brings the UK's largest private rental network, with ground-level insight from over 110,000 landlords. On the other, Bidwells brings institutional-grade market intelligence, the kind of data-led thinking that shapes where capital actually moves.

"Individually, both are valuable. Together, it's a genuinely distinctive proposition. Most industry bodies lean one way or the other, either deep operational experience or high-level market data, but rarely both under one roof."

The stated ambition is to build a proper network around this: roundtables, shared learning, and space for genuine idea-sharing across the industry. If that ambition is delivered on, it has real potential to become a valuable meeting point for the sector, a place where developers, operators, investors and advisors can compare notes honestly, rather than everyone working things out in isolation.

WHERE AGC BTR SEE ITSELF FITTING IN…

AGC BTR's work sits at the intersection of design and delivery, from individual apartments through to amenity spaces and the full FF&E scope that brings a scheme to life. Over the years, the team has worked across a genuinely wide range of BTR projects.

"What we've learned, repeatedly, is that the operators who invest properly in design and specification see it pay back, iIn how quickly a building lets, how residents feel about where they live, and how the asset financially performs over time. "

That's exactly the kind of practical, on-the-ground insight AGC BTR believes has a genuine place in a network like this. Design isn't a footnote to the BTR conversation, it's one of the levers that directly shapes whether a scheme succeeds, and the team would welcome the chance to bring that perspective to the table as NRLA Living's community develops.

Events like this matter because they get the right people talking honestly about where the sector is going, not just where it's been. NRLA Living has set out with real ambition, and if the launch event is anything to go by, there's a genuine appetite across the industry to engage with it properly.

AGC BTR will be keeping a close eye on how the network develops, and is genuinely hopeful about the opportunity to get more involved as it grows. We'd welcome the chance to connect with anyone exploring what a network like this could mean for their own business, or simply keen to compare notes on where BTR is heading next.
