DESIGNING FOR BELONGING: THE FUTURE OF BUILD TO RENT COMMUNITIES
HOW COMMUNITY-LED DESIGN IS SHAPING THE FUTURE OF BUILD TO RENT
The Build to Rent sector has evolved rapidly over the past decade. Residents today expect more than a well-designed apartment and a good amenities package. They want places that feel connected to their lives, their neighbourhood and the people around them.
As highlighted in AGC BTR's London BTR Market Report 2026, creating a genuine sense of belonging is becoming one of the most important considerations in BTR design.
"For BTR interior design, we need spaces that reflect the local community and surrounding area, creating a genuine sense of home and belonging within these developments. Ultimately, the goal is to foster communities where residents feel connected and choose to stay for the long term."
Sophie Wilson, Senior Design Director at AGC BTR
It's a simple idea, but one that is increasingly shaping the future of rental living. Great BTR design isn't just about creating beautiful spaces. It's about creating places where people genuinely want to live.
DESIGNING WITH PLACE IN MIND
Every neighbourhood has its own character, and the best BTR developments reflect that.
The most successful schemes take inspiration from their surroundings, creating spaces that reflect the character, culture and identity of the local area. When residents feel connected to where they live, they're more likely to build lasting relationships with both the building and the wider community.
Design has an important role to play in creating those connections. From apartment interiors to shared amenities, every space should contribute to a stronger sense of home.
The Eades: Inspired by Walthamstow
At The Eades, the design narrative is rooted in Walthamstow's rich design heritage and creative energy.
Conceived as a living tapestry of individual and collective expression, the scheme celebrates the area's cultural vibrancy through spaces that feel both personal and connected. This concept informed every design decision, from the layout of communal areas to the smallest finishing touches within the apartments.
AGC BTR delivered furniture procurement and installation across 337 apartments, helping bring this vision to life through carefully curated interiors that reflect the character of the neighbourhood.
Alongside the homes, residents benefit from a range of shared amenities including co-working spaces, lounges, fitness facilities and roof terraces. Designed to encourage interaction and everyday connection, these spaces help foster a genuine sense of community throughout the development.
The Wiltern: Designing for Modern Renters
At The Wiltern in West London, the focus was on creating a design scheme that balances sustainability, wellbeing and contemporary living.
Working alongside PIC, Amro Living, HTA Design and Savills, AGC BTR delivered interiors for 207 apartments within a landmark net-zero development.
Inspired by the building's Art Deco architecture, the interiors combine rich colour palettes, practical layouts and carefully curated furnishings to create spaces that feel both distinctive and functional.
The scheme designed around the needs of modern renters, supporting the way people live, work and socialise today while remaining flexible enough to evolve with them over time.
Looking Ahead
As the Build to Rent sector continues to mature, design will play an increasingly important role in creating communities that stand out.
The developments that leave a lasting impression won't necessarily be the ones with the most amenities. They'll be the ones that create a genuine connection between residents, their homes and the neighbourhoods around them.
Because ultimately, successful BTR design isn't just about buildings.
It's about belonging.
